  3. The Spillover: Because Konza is a specialized zone, the surrounding town of Malili becomes the natural "waiting room" and living space.

The Result? Land in Malili that used to be quiet farmland a decade ago has seen its value multiply. A standard plot that once cost less than KSh 200,000 is now commanding KSh 850,000 to over KSh 1.2 Million.

Smart investors aren't just buying land to let it sit anymore; they are anticipating the demand for:
